Step 1 – Design

During this phase you will work with an architect (ours or your own) to either select an available floor plan and customize it to your liking, or to design an entirely new floor plan from the ground up. If an interior designer is wanted, we suggest bringing them in early on.

Oftentimes budget and long lead items can influence the design process, T3 Homes will work with you, and the design team to find solutions that work.

At the end of the design process T3 Homes will work with our select trade partners to get you the best pricing and the highest quality work available.


Step 2 - Pre-Construction

During the Pre-Construction phase the contractor will complete the following steps:

1. Bidding completion.

2. Budget approval.

3. Make any additional adjustments the client wants to the project.

4. Make any additional plans or adjustments to the construction site.

5. Bank/Owner Financing approval.

6. Receive the notice to proceed from the client.

Step 3 – Procurement

During this phase the following will be completed:

1. Coordinate with all trade partners to create the project schedule.

2. Submit plans for city/County permits.

3. Contract selected trade partners and assign them their scopes of work.

4. Breakdown any long lead items and get them ordered as soon as possible.

5. Delegate team roles, including managers, team leads, etc.

Step 4 – Construction

During the construction process the design starts to become a reality.

Contractor, designers, architects, and trade partners work together to complete the design-based specs in the construction documents.

We will be holding weekly meetings with the owner, architect, contractor (OAC), etc. to make sure that the project is keeping to the schedule, discuss potential issues, plan for future goals, and answer any questions that may arise.

Step 5 – Occupancy

Right before you take occupancy of the project, we will meet onsite for a final walk to resolve any cosmetic issues, educate you on all materials, usage of products, etc.

The city/county final inspection will take place and a certificate of occupancy will be given, which signifies the project is complete and ready to occupy.
